Sale Procedure

After the confirmation amount is given, follow the procedure given below.

Collect Xerox of all documents from owner. (Annexure 1).

Notice of intention to Society (FORM NO. 20).

Application from Owner to obtain NOC & Document (As per Annexture – I ).

Collect standard NOC from society.

Agreement draft. (For reading to purchaser & seller)

Stamp Duty, on Final agreement print. (To pay cash of stamp duty, registration along with 1% brokerage, 2 days in advance.)


Loan clearance letter of seller (If any).

Mortgage NOC from Society. (if required.).

Final payment, collection of all original papers of seller & signing of all possession documents/ mseb transfer etc. (To pay cheque of balance 1% of brokerage.).

Previous Chain of agreements till builder’s possession date

Possession letter./Builder Full & Final Payment Receipt

Share Certificate of owner.

Payment receipts to last seller/society.

IT-Permanent Account Number of Owner/Purchaser

From Society

NOC from society for sale of flat.

Approved plan copy from society.

7/12 Extract of land from society.

Non Agriculture (N. A.) order.

ULC documents

Commencement Certificate and/or Occupation Certificate

Rental Procedure :

After the confirmation amount is given, follows the procedure given below.

Fill up the form of information. Ask for passport size photo to stick on form.

Collect proof of previous & present residential as well as working place. (Appoint letter xerox, passport xerox etc.)

Fill all the details in register.

Prepare an agreement. Sent draft for approval by mail or hard copy. Get confirmation.

Arrange meeting of owner & tenant to sign an agreement. Notary to be done Give original to Owner & 3 duplicates for Tenant, Society & Neelam Est.

Get the police NOC done.

Submit form, agreement copy, police NOC to society before possession.

Check electrical, Gas meter reading and note at the time of possession.

Prepare 2 copies of rent collection and maintain record if rent is to be collected.

1 Set of keys with owner and 2 set with tenant.

Receipt of payment of deposit - original to tenant.

At the time of vacating the flat.

Visit to the flat and check the condition of flat. Report and clear if any problem found

Return receipt of payment while given back the possession.

Confirm all bills cleared of Electrical, Gas, Telephone if any.
